In a recent property inspection, our surveyor Dan who is based in Essex, surveyed a post-World War II bungalow constructed with traditional cavity walls. At the time this property was built, the cavity (the gap between the inner and outer walls) was left uninsulated, which was common practice.
During the early 2000s, drilled cavity wall insulation became a popular method for improving thermal performance. This process involves injecting insulating material into the cavity which in this instance in was a form of polystyrene beads. While effective when done correctly, problems arise when insulation is poorly installed or improperly maintained.





What Went Wrong?
In this case, the insulation was installed too low, and the beads have begun spilling out of the air bricks. A serious red flag. Air bricks play a vital role in ventilating suspended timber floors, preventing the buildup of moisture under the property. When blocked, airflow is restricted, leading to damp and rot risks.
