Both surveys are carried out by the same qualified RICS surveyor. The difference is how long they have to spend on your property.
A Level 2 HomeBuyer Report is designed for modern properties in good condition. It covers the essentials thoroughly, condition, key defects, anything that warrants attention. For a well-maintained property built after 1970, it's usually all you need.
A Level 3 Building Survey gives your surveyor significantly more time and scope. For older properties, unusual construction, or anything that's been extended or altered, that extra time matters. Issues common in older buildings, damp, structural movement, failing materials, take longer to assess properly. A Level 2 on the wrong property isn't a bad survey. It just hasn't been given the time to find what might be there.
