A level 2 Homebuyer report is an intermediate level of survey which aims to outline the construction principles as well as any defects. We would recommend this level of survey if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.

The report will focus purely on the condition of the property by setting out the following:

    • A clear ‘traffic light’ ratings of the condition of different parts of the building and services, showing problems that may require varying degrees of attention.
    • A list of problems that the surveyor considers may affect the property;
    • Advice on repairs and ongoing maintenance;
    • Issues that need to be investigated to prevent serious damage or dangerous conditions;
    • Legal issues that need to be addressed before completing your purchase and information on location, local environment and the recorded energy efficiency (where available).

 

We are also able to offer optional extras to your Homebuyer Report. These are a thermal imaging survey and also a Camera Pole Survey.  These each offer additional resassurance on your prospective purchase and can help identify problems that may otherwise not be visible or obvious during a normal survey.

Tasks undertaken for a Homebuyer Report

Plumbing Check

We check the plumbing in a property where it is accessible. Checking for leaks, adequate flow rates and visual problems provide the reassurance that the systems are in working order.

Check for Dampness

We will check for damp at a variety of places around the property, and at different heights up a wall. This will provide good indications of problems that may not be immediately visible, but could be storing up problems in the future.

Above head-height checks

Where roofs, fixtures and other fittings occur above head-height will conduct a visual examination where access and height permits. Roofing, gutter and flashing problems can be found with a raised viewpoint.

Roof void inspection

Where loft hatches are accessible we will always endeavour to conduct a visual examination of the roof void. This enables us to evaluate the serviceability of the roof, the condition of the roof and ceiling structures and the security water tank supports and structures.
